What the evidence shows

The ten-year Meridian MLS download contains 241 closed commercial/industrial records from October 23, 2016 through October 23, 2026. Of these, 165 are Lauderdale County-coded and 153 have Meridian addresses. These overlapping cohorts must not be added together.

Matched local year-to-date closings increased to 17 from 9, or 88.89%, while reported volume declined 7.62% to $3,290,000.00 from $3,561,500.00.

The local reported median was $150,000.00 versus $320,000.00. Differing uses, sizes, conditions and lease status prevent interpreting this as a quality-adjusted change in commercial property values.

Four recent office-oriented transactions provide a more focused research starting point. Their reported prices per square foot are unadjusted, use MLS areas, and are rounded to the nearest $0.25 in the full report.

County and city fields are location proxies, not independently surveyed boundaries. MLS records are not a complete deed census. Reported prices, areas and property rights require individual review before use in an appraisal. This is market commentary, not a property-specific value opinion.
