What the evidence shows

Adams County’s September 2026 unemployment rate was 4.90%, down from 5.60% a year earlier. Employed residents also fell, from 9,445 to 9,255, while the labor force fell from 10,005 to 9,730. September 2026 is preliminary; these are county resident estimates, not seasonally adjusted.

An earlier workplace snapshot moved differently: covered payroll jobs in March 2026 totaled 9,869 versus 9,740 in March 2025, an increase of 129 (+1.32%). Even for that same March comparison, employed residents fell from 9,293 to 9,149 (-1.55%). Residents and workplace jobs are different populations; their difference does not measure commuting flows or explain the cause.

First-quarter average weekly wages were $857.00 versus $830.00 (+3.25%). That is a nominal average affected by workforce mix and pay patterns, not an inflation-adjusted increase or a raise for each worker. First-quarter 2026 workplace data are preliminary.

For a property decision, examine the actual tenants, lease expirations, income, competing space and site utility. County employment context does not establish a rent, vacancy, absorption, commercial sale-price trend or appraisal adjustment.
