As a homeowner and appraiser, I try to keep track of home price trends for the major cities in Hardin County, Kentucky. Based on MLS sales, the price for homes in Elizabethtown and Vine Grove may have finally experienced a trough in 2014. Unfortunately, faced with the potential loss of an additional 4,000 troops at Ft. Knox, home prices in Radcliff may decline further. Interestingly, declines in prices for lower priced homes appear to have been significantly greater for each city since the peak in 2010. By my estimation, this trend reflects an increasing median household income demographic. The charts below tell the tale.
